CONDITIONS FOR MAKING A RESERVATION:
Persons 21 years or older can make a reservation. You must register
your full names, passport and ages of all guests.
BOOKING:
Reservations are made with the payment of the 20% of the total
amount of the rent .
The rest will be paid at the check in.
Forms of payment:
- Cash at our office
- Bank Deposit
- With credit card or money transfer using Western Union or DineroMail
CANCELLATION
POLICY:
In the event that a guest should cancel the reservation for any
reason, the following amounts will be refunded:
Cancellations
with 30 or more days of advanced notice: 50% of the cost of the reservation
+ administrative fees.
For cancellations less than 30 days of advanced notice:
no refund.
No show or cancellations on the check in date: 50%
of the cost of the stay + administrative fees (US$ 30).
RENTAL PERIODS:
The minimum stay is a week and the maximum 6 months. If you need
to stay more, you will have to make a reservation and sign
another contract.
TO LENGTHEN THE STAY:
If you desire to lengthen your stay at the apartment booked:
1.
First thing to do is to contact the office to check if the
property is not rented to another guest for the new period
requested.
2. If the property is available, you will have to
sign a new contract at our office and pay the additional time
period.
TO SHORTEN THE STAY:
If you should decide to shorten your stay, the previously made
payments may not be refunded. For this reason, we recommend
that guests to book for the minimum length of time that they
will be staying at the rented property and that they contract
a longer rental period should they decide to lengthen their
stay.
In the case that a guest who has a lease agreement for
several months, in which the rent is paid month to month, decides
to
shorten the contracted rental period, the security deposit will
not be refunded, but will be retained by the property owner as
compensation.
PRICES:
Prices are in US Dollars.
The rent includes the agency commission,
taxes, utilities and some include cleaning service once a week.
At the check in the payment of the rent and the damage deposit
must be paid in cash in US Dollar, Euros or Argentine Pesos.
The
phone use is not included in the price. You will have to pay
for it.
ABOUT THE TELEPHONE SERVICES IN THE APARTMENTS:
Most of the apartments offer one of the following phone services
to their guests:
a) Pre-paid line: This service works only with
the use of pre-paid telephone cards which the guest can purchase
in order to make
any phone calls from the rented apartment. You can receive any
type of telephone calls.
b) Control line: This service works with
some pre-paid monthly credits paid by the owner of the apartment.
In this case, guests
will probably have some credits to make local phone calls upon
arrival. However, once you are out of credits, you should purchase
pre-paid telephone cards that correspond to the company which
provides the telephone line. To make calls to cellular telephones
or to make international calls, guests should purchase pre-paid
telephone cards. This service permits guests to receive any type
of telephone call at the rented property.
c) Pre-paid cellular
phone: The owner will give the guest a cellular phone to use
during his stay, that works with pre-paid
cards.
ADMINISTRATIVE FEE:
U$S15 will be charged for check in or check out between 7PM
and 9AM.
DAMAGE DEPOSIT:
The damage deposit is refunded on the departure day after the
owner has reviewed the inventory and that there are neither
damages nor missing items. At this point the guest should return
the keys to the owner.
These are the rates:
- For less than 29 days the deposit is
1 week rent
-For more than a month the deposit is 1 month’s
rent.
The cost to repair any damage caused by the guest will
be deducted from the damage deposit. Guests must return the
property in the
same clean conditions in which it was presented upon arrival.
The cleaning service in the price of the rent does not revoke
the obligation of guests to leave the property in the same clean
conditions as when they arrived to the apartment.
If the property
is returned in an inadequate state of order and cleanliness,
the owner is authorized to deduct from the damage
deposit the cost of cleaning.
UNEXPECTED DAMAGE:
1) In the event of unexpected damage caused
to the apartment before the arrival of the guest, which prevents
the stay at that
place, we will inform the guest of the unexpected situation,
offering two choices:
a) Relocation in another apartment available
for the time period; (we will make all the efforts to find
a similar apartment. If
there is a difference in price the guest can either pay that
difference or cancel the reservation and have refund of the original
reservation.
b) Refund of the amount which was paid for the initial reservation.
2) In the event of unexpected damage caused to the property at
the arrival time or during the stay of the guest that prevents
him/her from remaining in that apartment, Urbano Rentals guarantees
the guest that all necessary action will be taken in order to
solve the problem. The guest is therefore committed to accept
all actions taken by the company in order to solve the problem.
In case the problem is so serious that it cannot be solved in
a reasonable time, Urbano Rentals offers the guest two choices:
a)
Relocation in another apartment available for the needed time
period.
b) Refund of the rent equivalent to the remaining days of the
contract.
INSURANCE:
Urbano Rentals and/or the owner will NOT be responsible for any
accident or theft occurred in the apartment. We recommend that
you buy an insurance for the period of your stay.
ADMISSION
AND PERMANENCE IN THE APARTMENT:
The use of the apartment
by the guest to provide lodging for more people than the maximum
capacity stated in the lease agreement
is basis for eviction.
The guests must respect the building rules
in relation to the admission of pets, noises and other associated
circumstances.
The violation of this regulation is basis for eviction.
All property
owners reserve the right to make the final decision regarding
the reception of guests in their properties.
PICTURES PUBLISHED ON THIS SITE:
Urbano Rental is not responsible for changes in the furnishing
of each apartment that the owners may decide to make on their
own. For this reason, the photos shown on this site are intended
to provide a basic idea of the general orientation of each
individual apartment. They do not necessarily represent the
exact furnishings of the property, especially in concern to
bed covers, curtains, etc.
CHECK IN AND CHECK OUT TIME:
Check in is at 2PM
Check out is at 10AM
Check in between 9 AM and 7 PM are free of
charge. If you have to check in at another time, a Saturday,
Sunday or national holiday
there is a U$S 15 charge.
Checking in or out during 24th. Dec., 25th. Dec, 31st. Dec and
1st. Jan. have a U$S30 charge.
Important: We do not make any check
in between 12 PM and 7 AM.
EARLY CHECK IN AND LATE CHECK IN:
If a guest
arrives before 2:00pm, and the property is unoccupied, the guest
may occupy the property before the check in time without
extra charge. If the property is occupied, they should wait until
the check in time to occupy the property. If guest wish to guarantee
the availability of the property for an earlier check in time,
we suggest making your reservation for one day prior to your
anticipated arrival.
Check out:
If a guest has a departure scheduled for after 10:00am,
and the property has no other immediate reservation, they guest
can
remain at the apartment until the most convenient check out time
without extra charge. If there is an immediate reservation of
the property, guests should check out at 10:00am. If a guest
wishes to check out later, we suggest making your reservation
for one day more to make sure the availability of the apartment.
Important: On the date and time stated, the property owner will meet you
at the apartment on your departure day to pick up the
keys and give you back the damage deposit.
If you have to check
out between 24pm and 7am and the owner accepts there is a U$S
30 charge that must be paid to the owner
at that moment.
ACCEPTANCE OF THE TERMS AND CONDITIONS:
When you make the payment
of the reservation, the administrative fee and/or the rent you
are accepting each and every of the points
described in this section Terms and Conditions.
